Now to Today’s Main Feature: AI Presentation Tools

Presentations just got a whole lot easier with AI.

In the past, I would have started from scratch or updated a template I kind of liked.

I’d go to either PowerPoint, Google Slides or Canva and then:

• Add or update the text,

• Manually import pictures,

• Format for hours (only kind of joking)

Now with AI tools like Gamma, Beautiful.AI. and even ChatGPT, Perplexity or Genspark, we can all create presentations in minutes.

Knowing the tools is great but how do you get the best Real Estate presentations out of them?

Just like with any piece of AI, if you prompt the system with basic sentences like “create a report on the forward-looking trends for the Tennessee Multi-Family Market”, you won’t get great output (although the slides will look pretty).

You need to go a step further and create a prompt that captures exactly what you need.

People smarter than me in AI describe AI Presentation tools as great at Insight Presentation (making it look pretty) but not great at Insight Generation (coming up with the actual content).

So here’s an interesting way to leverage the AI we all know and love to help with the Insight Generation part. 

Step 1: The Research Phase- Use ChatGPT Deep Research, Gemini Deep Research or Perplexity Search to do a deep dive on your topic.

In this example, I’m using ChatGPT o3 (try this over the 4o model as o3 is the advanced reasoning model, which is smarter).

You can enter in a very structured prompt with role, objective, workflow, and output format.

But that takes skill (which we should all be working towards).

The easy thing you can do is:

1. Use a Prompt GPT like GPTOracle beforehand to get an incredibly good prompt for deep research.

   

Ask it to create a prompt for things like “I want to create a quarterly report on my Multi-Family portfolio in the NYC market. I want the sales data on the past 15 multi-family sales that were under $50m in Manhattan with detailed description on each deal. I’d also like the political risks NYC is facing included and how they could affect the NYC real estate market. Lastly, I want to have the financial data that I will upload reviewed and summarized: occupancy trends, reasons for positive and negative variances over 5% and $5k and more”.

2.  Upload financial information like T12s, Balance Sheets, P&Ls, rent rolls (or just take your entire Property Management’s Monthly Owner’s Report and drop it in.

Let Deep Research do its thing and you’ll have a detailed report.

But hey- we’re not here for detailed reports, we’re here for PRESENTATIONS.

Okay you’re right. Here comes Step 2.

Step 2: The Structure Phase- Go back to ChatGPT o3, turn off Deep Research and hit it with a prompt to structure the data into a presentation.

Here’s a link to a prompt template to use for this phase.

Replace certain words to fit what you’re trying to accomplish.

Step 3: The Design Phase- Copy the output from Step 2 into an AI Presentation Tool Like Gamma.

Go into Gamma and do the following:

1. Create an account (the free version should work for most)

2. Hit the “Create with AI”

3. Then select Paste In Text

4. Select Presentation and hit Continue.

5. Pick a Theme (color, font, style) and hit Create.

Sit back and watch a beautiful, informative presentation get created before your very eyes.

But you’re not done yet.

Now it’s time for you the Human (yes You) to review the presentation and edit as needed.

Gamma and the other tools make it super easy to edit, update and export.

Once you do this a few times, muscle memory takes over and you’ll never have to look at a blank PowerPoint again.
