Funny enough, I had cancelled my Genspark subscription last week.

Don’t I feel dumb now.

The backstory: I’ve signed up for so many tools.

$20 per month for ChatGPT, $20 for Claude, $20 for Google AI, $20 for Make.com, $50 for Base44….

That’s probably only about 60% of the tools I pay for.

So when I signed up for Julius.AI two weeks ago, I told myself that one platform had to go.

And even though I loved Genspark and created some great things with it (some of which were in previous newsletter posts), I dumped it.

But this past Wednesday, I sat in a conference room needing to create a really professional Investor report for a 14-property portfolio.

I had a lot riding on this and no time.

I had already created an excel spreadsheet that had occupancy, cash, loan, and refi/sale data as well as a tab for the entire portfolio’s rent roll and individual YTD P&L tabs for each property.

So I opened up my usually great presentation tool Gamma and uploaded a pdf version of the excel because it doesn’t accept excel spreadsheets.

The report it created was pretty terrible.

I sat there..thinking.

What other tools do I have?

Genspark…yes.

Let me try it.

I uploaded the excel (we’re off to a good start) into Genspark’s AI Slides tool, prompted it and pressed enter.

I went to grab coffee and 10 minutes later I opened my computer back up.

I looked at what it created and was BLOWN AWAY.

It built an executive summary, portfolio highlights, a financial dashboard, individual property performance slides, and more.

It was super professional and even had interactive maps.

Nice touch..

FYI- The red highlights below are covering up sensitive data.

I can’t tell you how incredible of a feeling this was. 

A professional investor report for a portfolio of 14 properties filled with good looking charts and insights (yes, insights that I didn’t even give it like info on the neighborhood, how close it was to the subway, and more. It did the research for me).

All from an excel spreadsheet that was basically just imports of reports I pulled from Appfolio.

Done in 10 minutes.

I spent another 45 minutes fact-checking and updating some #s (don’t forget to do this!).

That’s about an hour of work versus the 6+ hours this would have taken my analyst.

Multiply 5 hours of saved time with the 20 other big investor decks we have to create.

That’s a lot of hours we got back to do other really meaningful work and now I don’t have to stay up to 2am working on deck..
