Increase Deal Flow with Lindy AI

Get more RE deal flow by building a basic AI Agent.

Cold calling for new deals should be a thing of the past.

But too many RE shops are still calling owners, sending out flyers, and more to try to drum up deal flow.
Acquisitions makes up one of the four big groups at any Real Estate Investment Shop:
Acquisitions, Asset Management, Investor Relations and Portfolio Management.
And it’s the crucial department that drives deal flow.

Without deal flow, a company can’t grow.

Right now, RE shops rely on brokers and relationships to create inbound deal flow.

But what about outbound deal flow? 

Inbound ←— Someone is bringing you the deal.

Outbound —> You’re going out finding the deal.

I’ll speak for the smaller shops —> there is still a lot of inefficient cold calling and terrible data tracking happening- usually manually, usually by an intern or 1st/2nd year analyst.

So to stop having to cold call and waste our Acquisition analyst’s time (he can be doing other, more productive things) ⬇️⬇️

Here is an interesting AI Agent that we’re going to build at Peak using Lindy AI.

First, What’s Lindy AI?

Lindy.ai is a no-code AI automation platform that lets businesses create, manage, and deploy AI-powered “agents” or “AI employees” — all through natural language prompts rather than coding.

These AI agents can handle tasks across functions like sales, customer support, recruiting, email automation, meeting management, and more.

It had a huge update in early August that made it a pretty incredible tool:

  • Agent Builder ("vibe‑coding"): Allows users to create fully‑functional AI agents from plain‑English prompts—no code, no drag‑and‑drop required.

  • Autopilot: Agents now operate their own virtual computers in the cloud—browsing websites, interacting with spreadsheets, using internal tools—just like a human, eliminating the need for API-only integrations.

  • Team Accounts: You can share and deploy AI agents across teams, ensuring consistent workflows and centralized management.

Second, Here’s What I Want The Outbound Sales AI Agent to do. 

We’re building this out now so here’s the goal:

I want to feed this AI Agent 1000s of email addresses and phone numbers of property owners that fit our buy-box (NYC, multifamily, 20 units or more, specific neighborhoods, etc.) and have it automatically call (yes call), text and email the owners and then log that info into our CRM, Hubspot.

Third, Here’s How To Set It Up. 

Step 1: Describe Your Agent —→ Open Lindy and tell it, in simple language, what prospecting tasks you want automated:
“Find owners of Class A multifamily properties in NYC, reach out by phone, email and SMS, log all responses in our CRM, and flag potential sellers for my acquisitions team.”
Lindy builds the agent based on your prompt.

 Step 2: Connect Your Apps —→ Lindy integrates with 2,500+ apps including Salesforce, HubSpot, Gmail, Google Calendar, Notion, Slack, and more.

We’re connecting Lindy to Google Sheets where we’re storing all of the owner information for now (may use Notion or Airtable but GS is the easiest right now), Hubspot, Outlook and Teams.

I will test out Lindy’s Voice agent but if it’s not good enough, I’ll probably add Vapi or something similar.

 Step 3: Automate Outreach —→I’ll have Lindy pull owner leads (from public records, scraping 200+ online sources), research potential sellers, and send personalized outreach emails/texts.

Lindy will automatically reply, qualify responses and schedule meetings.

Step 4: Log Everything In Our CRM—→ Every email, text, and call goes straight into our CRM with notes, next steps, and lead scoring recorded in real time.

If it gets no response, it will automatically schedule a follow up.

If it gets an unfavorable response, well....we may just have it call back in a few months.

If an owner responds with a favorable message, see below.

 Step 5: Alerts & Team Notifications —→ Lindy watches for seller signals: replies, requests for info, flagged hot leads. It instantly notifies acquisitions via Slack, SMS, or email .

If an owner responds with a favorable message (e.g, I’m interested in selling), the AI Agent will send a message to our Acquisitions team via Teams (or Slack or email).

That’s it.

I’m really excited to have this thing built because it’s going to supercharge how we reach out to property owners who 1) don’t know about us yet or 2) don’t even know they want to sell yet.

This is just another way we’re building things to try to cut down on mundane, previously-human dominated tasks by replacing them with automations and AI Agents.
