I Built a Real Estate Tool in 10 Minutes
With no-code tools like Base44 and Replit, I no longer have to pay $2 a unit for another dashboard- I can create my own.


I have no tech background. I’m a Real Estate person.
For years, I’ve always wanted to build things- Asset Management dashboards, Vacant Unit Trackers, Rent Collection Tools, and more.
But for the longest time, I was reliant on whatever Yardi could connect to.
As time went on, things got a little better.
With the explosion of Proptech, signing up for tools like EliseAI, PropertyMeld, Opiniion, and others made it easier to track data.
But it’s still hard needing to rely fully on third-party Proptech tools.
Everything requires another subscription, another dashboard and another place that data now exists.
Then EVERYTHING changed for me a year ago when I started playing around with no-code tools like Base44, Replit, and Lovable.
ChatGPT-5 is also a great no-code tool to create things FYI. Give it a try in Canvas mode (it has its limitations though).
With these tools, I can now type in anything that I want to create from real estate dashboards to trackers to landing pages to….well anything.

Back to the Post: Here are a few examples of what I’ve built and what I think other Real Estate Professionals should build:

Real-Time Portfolio Performance Dashboard
Purpose: Aggregate property KPIs (NOI, occupancy, rent collections, leasing velocity, delinquency, turnover costs) from Yardi/RealPage/AppFolio into one view.
Features:
API pulls from PMS & accounting
Automatic DSCR & debt yield calculations
Drill-down by property, unit type, or market
Centralized CapEx & Construction Tracker
Purpose: Manage renovation & CapEx projects across properties with real-time status, budgets, and timelines.
Features:
Gantt chart view with color-coded status
Budget vs. actual tracking
Upload contractor bids, change orders, and permits
AI-Driven Leasing Pipeline Monitor
Purpose: Track leads from inquiry → tour → application → move-in across multiple leasing teams.
Features:
Automatic lead scoring & follow-up prompts
Integrates with CRM/PMS for real-time status
Alert when lead-to-lease conversion drops
Delinquency & Collections Command Center
Purpose: Centralize and automate delinquency tracking & collection efforts.
Features:
Daily sync with PMS
Auto-generate payment plan offers
Track legal notices & court dates
Cash Flow & Distribution Planner
Purpose: Determine safe cash available for distribution after reserves, debt service, and CapEx.
Features:
Auto-calculates reserves based on rules (e.g., 1 month OPEX + 1 month debt)

Impact: Avoids over- or under-distributing to investors.
Don’t Know What to Build? Here’s Where I’d Begin

Step 1- Pick your LLM: Open up ChatGPT, Claude or Gemini.
Step 2- Idea Brainstorm: Describe your role, what your problems are, what systems you’re currently using and ask it to come up with 5-10 ideas for tools to solve your problems.
Ex. I’m a real estate acquisitions analyst, I’m having a hard time tracking all of the deals I underwrite (add more problems here), I’m using Excel, Outlook and Slack. Come up with 5-10 ideas to solve my problems.
Step 3- Pick a Solution and Create the Prompt: Pick the top problem and solution the LLM gave you and ask it to build out a workflow to help create it in one of the no-code tools.
Ex. I’m a real estate acquisitions analyst and I want to build out a dashboard that tracks all of the deals I’m underwriting. The dashboard should have key characteristics of the deals (location, unit #, vintage, Yield on Cost, PPSF, and more), stage the deal is in (prelim, best and final, DD, Closing, Acquired), etc. I want to create a macro or some type of connection that automatically pulls this data from a specific dropbox/google drive/sharepoint folder. Every time a new file is added or existing file is edited, the dashboard should automatically update.
**I’d find a great prompt Custom GPT that can help create the prompt for this as opposed to general Chat.
Step 4- Pick Your No-Code Tool: Copy and Paste the solution workflow into the no-code platform and watch it get to work.
Base44, Replit, Lovable, Cursor, ChatGPT Canvas, Perplexity Labs are the top ones.
I prefer Base44 because it not only helps build the front-end but also the back-end so you really don’t have to be technical to deploy a tool.
This is the fun part.
JUST KNOW: You’ll have to play around with it and think creatively.
How do I want this thing to get updated? API or CSV?
Who gets access to it? Is it just for me or can my property management team and vendors log into this?
Where is this thing going to live? Is it going to exist on a separate website or do you want to embed it into something you already have?
Getting the product to work takes effort and if you want to connect an API to it, you’ll most likely need to have ChatGPT up to help you (or have a tech person on speaker).
I had my friend Alan (my go to dev guy) on the phone the first time I tried doing this. Seeing it successfully connect to Appfolio was an incredible feeling ⚡⚡⚡
