Talking to Google’s Gemini Model Has Saved Me From Having to Call My Manager 100+ Times.

Here’s a statement we can’t avoid:

“I don’t know how to do this and I wish I had someone (or something) to walk me through it”.

We’ve all be there before.

But 9 times out of 10, we would need to email, message or call someone, who invariably takes a while to respond.

But we need the answer ASAP.

Well with Google’s AI Studio, we NOW have that expert whenever we need it.

There is a Stream function in Google’s AI Studio that allows you to share your screen and speak to Google’s Gemini model just like you would with your Acquisitions’ Partner, Asset Management Director, or Head of Construction (or accountant, CMO, etc.).

It will talk back to you and walk you through anything you want until it finds the solution.

It’s that Powerful.

Here are the Steps I Follow:

1. Go to Google’s AI Studio: Chat | Google AI Studio

2. Hit the Stream Button

3. Hit the Share Screen Button

4. Start Talking

Use Cases For Real Estate Professionals:

Use Case #1: Pull up Excel and tell Gemini what formula I want and it’ll walk me through the steps.

Sometimes I forget how to use a complicated version of Index/Match or how to create Sensitivity Tables…I’m human.

I can either ask ChatGPT by prompting it, which is fine and works great.

or I can talk to Gemini, which is a lot more efficient, quicker, and fun.

If Gemini’s initial advice doesn’t work, it can see where It (or I) went wrong, and it’ll help me until I get it right.

It’s an expert that’s right over my shoulder…without the judgement.

Use Case #2: My company just signed up for this new product and I don’t know how to use it.

Did you just sign up for EliseAI, Venn, Agora, switched from Yardi to RealPage or upgraded to Claude Pro and want someone to walk you through how to use it whenever you want?

I use the Stream function all of the time for just that.

For example, I had never used Appfolio before joining Peak (I was on Yardi for 10+ years).

So during the first few weeks, I shared my screen with Gemini, pulled up Appfolio, and asked it how I can do “things”:

“How can I customize my homepage so I can see portfolio occupancy, collection rates, work orders, etc.?”

“Is there a way I can have all of the typical reports I pull be placed in a group so I don’t have to search for them every time I need a T12 or rent roll?'“

“Where can I find the Accounts Payable module, check how often payables are getting paid and more importantly, how purchase orders are being approved?”

Gemini told me how to do all of this.

No submitting a ticket to Appfolio’s Support Team or asking to set up a Zoom call.

Gemini has access to Appfolio’s manual and gave me all of the answers I needed in seconds.
