ChatGPT vs The Rest (we may like the rest better)...
If you're just using ChatGPT, you're missing out on so much that other tools have (that ChatGPT doesn't).
✨ Everyone knows about ChatGPT but what about Claude and Perplexity?
ChatGPT is really great at a lot of things.
The 4o model is great for quick everyday tasks like looking up data in loan docs, extracting high-level insights from P&L variances, and creating images for new listings online.
The o3 model is the smartest Large Language model (LLM) out there and uses its high reasoning skills to serve as your thinking partner. It’s basically your analyst that can create detailed reports on everything the 4o model can do (e.g. take a whole bunch of T12s and tell you what’s driving any variance over 5% and $5k), and so much more.
We can go on and on about the o3 model- but that’s for another day.
But how does it stack up against some of our favorites in Claude and Perplexity?
 | Claude is a better content writer than ChatGPT and we use it to come up with better emails, better newsletters, and better messages. But the real power lies in Claude’s MCP network, which is a superpower. We connected Claude to Dropbox, Outlook, Gmail, GDrive, and our Calendars. We’ll walk you through this in a future newsletter. |
 | Perplexity is contending to be our favorite of them all for everyday use. We replaced Google search with Perplexity, which was built for web search. Now with Perplexity Labs (available on the Pro plan), we can build different webapps like a lender compliance widget, a water consumption dashboard, and more. |
But now I feel overwhelmed Jon and Alan. This feels like a lot…
We get it. Having all of these different tools feels very similar to having a lot of different dashboards at the property level…
There are some products like GenSpark that allow you to use all of these different services in one dashboard, which can help you feel less overwhelmed.
We like to play around with each and to break the overwhelm, we follow the Atomic Habits model of “Keep it simple, keep it visible”. Download the Desktop and Mobile apps and build the muscle of using these different AI tools. It WORKS.

🎁 Give me more examples of how I can use this in Real Estate please:
🟣 ChatGPT o3: I uploaded 15 loan documents and asked it to create a table (that I could export to excel) that had the property name, address, lender, interest rate, prepayment penalty, extension options, guaranty clauses, and more. Three minutes of ChatGPT in motion, five minutes of formatting = 8 minutes of work vs 45-60 minutes this would have taken me or my analyst.
🟣 Claude Sonnet 4: Since it’s connected to my calendar and outlook, I asked it to summarize my day with detail on who I was talking to and what the subject was. Wait until we talk about automations.
🟣 Perplexity Search: Sick of asking your leasing agents to do weekly market surveys? Create a “Space” and post the Apartments.com, Zillow, or Apartment List link of your competitors in there. It can tell you what your comps are charging on any floorplan and compare it to your property.
These are just a few use cases from the perspective of an Asset Manager.
Marketers, Construction Manager, Property Managers, Brokers, Underwriters, Accountants (yes, even accountants) can all use these three tools right now to supercharge how they perform their daily work.
