I’ve seen this script over and over again (and it happened to me too up until five months ago).

Part I: I don’t get how to use or why I should use ChatGPT.

Part II: I finally try using it and enter a super BASIC prompt: “Tell me about the Real Estate Market in Georgia.”

Part III: I’m underwhelmed by what ChatGPT sends back, and the information just sits there, never to be used.

It takes effort to break out of this cycle.

So let’s just talk about two things to get you out of Basic and into Pro-Mode: 

Prompt Engineering (yawn) and 10 Cool Ways to Use ChatGPT (I’m awake again).

A Quick Chat about Prompt Engineering (I promise it will be quick).

How to Prompt Better: You might not want to hear this but you need to start with a better prompt.

Just follow this format each time you prompt (sear it into your brain!):

Role: “Act as a [role or expert]”. Ex. “You are an expert Multi-Family Asset Manager”

Task/Goal: “I want you to do "[this]”. Ex. “I want you to create a plan to hold my PM team accountable”

Context/Details: “Here is the [context/situation]”. Ex. “My PM team hasn’t been hitting their goals and I need to have trackable metrics to measure their performance”

or you can be lazy (like me most times) and enter what you want into the Prompt Engineer GPT, which will spit out a strong prompt for you ⬇️⬇️

Now that we got the boring but powerful “prompt engineering” part out of the way…. 

Here Are 10 Ways to Use ChatGPT Beyond Just Basic Prompting:

Don’t want to remember the prompt formula up top? Use Custom GPTs.

Create a GPT that has a specific role and knows what to do without you having to tell it every time you go into ChatGPT.

T12 Analyzer GPT, Marketing copy GPT, Acquisition Analysis GPT, Loan Summarizer GPT, Property Analyst GPT….

Create a sidekick with specific instructions that make the output useful and easy to obtain.

2️⃣Connect to Apps for Answers on your Data

Although not as strong as Claude, if you don’t want to download and pay for another product, use ChatGPT’s “Connectors” to connect to Slack, Dropbox, Gmail and more.

3️⃣Add automation instructions into a CustomGPT to create an AI Agent

A bit more complex but instead of your GPT just sending back info and creating spreadsheets or PDFs, you can actually give it code (which ChatGPT can create) to actually go out and do things (send emails, populate Google Sheets, book calls).

4️⃣Turn on Voice mode and go for a walk

Something I like to do- go for a walk, put in my AirPods and start talking to ChatGPT.

It’ll talk back to me about ideas around business, family, health/wellness, financial tips, stock market updates, and more. 

5️⃣Test Out Multiple Models

By default, you’re likely using ChatGPT o4, which is great for everyday tasks.

But it doesn’t do everything great.

Test out o3 (which was the most powerful LLM until last week, when Grok 4 came out).

Test out 04-mini high for coding for your Custom GPT (I’m no coder but I got a lot of great code that worked from this model).

6️⃣ChatGPT Operator

If you want an AI Agent to take over your desktop and do things you tell it to (schedule a call, book a week-long trip to Italy with flights on a Tuesday morning, buy a gift for your mom’s birthday, etc.), this thing is pretty incredible.

**You must have ChatGPT Pro, which is $200 a month.

7️⃣ChatGPT Agent (new AI-powered Web browser)

This got released literally yesterday.

I haven’t had a chance to try it yet but have had a day to try out a competitor- Perplexity’s Comet (thank you for the invite, Avi Hacker).

Web Browser Wars 2.0 (1.0 was the early 2000s) has commenced.

This is going to be fun.

8️⃣Upload PDFs to get Key Facts and Insights

I do this every day.

Loan agreements, PSAs, monthly reporting packages from my finance team, etc.

Throw it into ChatGPT (usually my custom GPTs) and let it tell me things in seconds.

9️⃣Siri + ChatGPT- turn on ChatGPT on your iPhone.

If Siri can’t answer a question, it will delegate the responsibility to ChatGPT.

Go into settings, hit Apple Intelligence & Siri, scroll down to Extensions, and toggle on “Use ChatGPT”.

🔟Projects

Working on a medium to long-term project that involves multiple parts?

Organize it all in the Projects section of ChatGPT instead of starting from scratch each time.

⚡⚡You Don't Need To Use All of These Features to Get the Benefit of ChatGPT.

But you need to go beyond basic prompting to actually get utility as a real estate professional.

In terms of plans, I pay $20 a month to get all of this (except for Operator, which is $200 a month).
